A rule of thumb
For most homes around Wilmington, a house wash once a year keeps siding clean and stops mildew before it stains. Roofs usually need a soft wash every one to three years, and driveways and walkways every year or two.
What makes it sooner
Shade from trees, a north-facing wall, sprinklers hitting the siding, and being close to the ocean or sound all speed things up. Beach houses on Wrightsville Beach, Carolina Beach and Kure Beach collect salt and sand on top of the growth, and many owners there wash every year without fail.
Signs it’s time
Green or black film on the shady side of the house; grey or green on decks and fences; black streaks on the roof; dark edges on the driveway; dull, salty windows.
When to schedule
Spring is popular, after the pollen settles. Fall is a smart time too: it clears summer’s growth before the damp winter months. Rentals often wash before the season starts.
Why regular washing costs less
A house washed every year comes clean quickly and easily. One left for several years can need more treatment, and growth left on wood and roofs for years causes damage that costs far more than a wash.
